Garage Door Records to Gather Before a Home Sale

Before a home sale, gather the records that explain the garage door currently installed. A clear file helps the next owner identify equipment and understand completed work without turning ordinary paperwork into a guarantee of condition.

Start with the installed equipment

Record safely accessible door and opener labels, then match them to invoices and manuals. If the opener was replaced later than the door, keep both dates and scopes clear. Avoid assuming an old invoice describes the present assembly.

Separate work records from condition findings

A completed repair invoice documents what was done at that time. It does not certify every component today. If an inspection identifies a present fault, keep that finding and any subsequent repair record distinct.

Include relevant project and access information

Retain available approval or completion records for replacement work. Coordinate transfer or removal of authorized remotes and connected accounts through the product’s instructions, without including passwords in a sales file or public listing.

Your questions

Does a permit record replace a current condition assessment?

No. Project records and present mechanical condition are different subjects. Use each for the question it can actually answer.

Should every old remote be handed to the buyer?

First identify which devices still operate the installed system. Access changes should be agreed at the handover and follow the relevant manufacturer instructions.
